  1. Do not assume the soil did it. Shrink-swell here is moderate, so a cracked slab is more likely to be curing shrinkage, a plumbing leak under the slab, or poor compaction of the fill than expansive clay. That matters, because the repairs differ by an order of magnitude.
  2. Suspect a slab leak before you suspect the ground. Where the soil is this dry, a persistently damp spot, a warm patch on the floor or an unexplained jump in the water bill is a supply line under the slab. It is a plumber’s job, it is cheap by comparison, and it is routinely misdiagnosed as a soil problem — sometimes by people selling piers.
  3. Fix the water that arrives from your own roof first. It is the cheapest intervention available and on expansive clay it is also the most effective, because it evens out the moisture cycle. How many gallons your roof puts next to the slab.

My slab has cracks. Is that the soil?

On expansive clay the damage comes from the wet–dry cycle, not from moisture as such, so keeping the soil at a fairly constant moisture content keeps it at a fairly constant volume.
