What your soil's drainage class says about your basement
There is a free federal dataset that describes how long the ground under your house stays saturated. It is the single most useful public number about a basement, and it is almost never part of the conversation.
Ask a basement contractor why houses in one part of town get water and houses two miles away do not, and you will usually get an answer about the water table or about rainfall. Both are worse predictors than the number nobody mentions.
The USDA has spent the better part of a century mapping American soil. One of the fields it publishes for essentially every acre is drainage class: a formal seven-step classification of how frequently and for how long the soil profile is saturated under the conditions in which it formed. It is free, machine-readable, and it is close to a direct measurement of the thing that decides whether there is water pressure against your foundation wall.
Why it beats rainfall
Rainfall tells you how much water arrives. Drainage class tells you how long it stays. Those are different questions and only the second one matters to a wall.
A county receiving 1,000 mm of rain a year on glacial outwash sand has a drier basement problem than a county receiving 750 mm on lake-bed clay, because in the first the water is gone in hours and in the second it sits in the pore space for weeks. Contractors quote rainfall because it is easy to find. The soil survey is the number that predicts behaviour.
The seven classes, in the order that matters to you

| Somewhat excessively drained | Fast. Sustained pressure unusual. Manage surface water and stop. |
| Excessively drained | Water leaves almost as fast as it arrives. A wet basement here is condensation, plumbing, or a perched layer — not groundwater. |
How to use it in a conversation you are about to have
Look up your county before the visit. Then, early in the visit, ask what the drainage class is here.
Three things can happen. They know, and the recommendation is consistent with it — good sign. They do not know what you are asking — which tells you the diagnosis you are about to receive was not built on soil data. Or they know and the recommendation contradicts it, in which case ask them to explain the contradiction, because there are legitimate reasons for one and you will learn a lot from the answer.
The specific trap it protects you from: being told you have “a high water table” in a county where the soil survey maps the shallowest annual water table at two metres, which is as deep as the survey reports. That claim is checkable, it is used loosely, and checking it is free.
What drainage class cannot tell you
Whether your basement is wet. We are deliberate about this everywhere on this site. Soil is one of three variables and the other two are your house and your yard: where the downspouts terminate, whether the grade falls away from the wall for the first three metres, whether a footing drain was installed and whether it is still open after forty years.
Terrible soil with competent drainage beats excellent soil with a downspout emptying at the foundation, every single time. What the class does is tell you which failure mode is plausible here — and therefore which quote deserves scepticism.

Where does the classification come from?
Field soil scientists mapping soil bodies, over decades, county by county. The class is assigned per soil component from observed morphology — the colours, mottles and redoximorphic features that record how long the profile is saturated. It is published per map unit in SSURGO and browsable free at Web Soil Survey.
Is it accurate for my specific lot?
It is accurate for the mapped soil body, which may or may not match your lot. Map unit polygons were drawn at a scale intended for land management, not conveyancing. Use Web Soil Survey to see the actual polygon boundaries around your address before assuming the county figure applies to your garden.
Can drainage class change?
The classification reflects natural conditions. Artificial drainage — agricultural tile, storm sewers, a subdivision's stormwater system — can make ground behave better than its class suggests. That is why some poorly drained counties are full of dry basements, and it is also why a failed municipal system can turn a dry neighbourhood wet decades later.
